.::: Dream property in direct beach location overlooking the Adriatic Sea :::.

The property impresses with its sensational location. From the terrace you have a first-class view of the bay of Pirovac. The property is located in the first row to the Adriatic Sea, in an up-and-coming resort in the holiday region Zadar-Sibenik.

The house was built in 1967 of solid concrete and operated as a pension until the end of the 70s. Subsequently, the house was used only privately. The property has a total of 778m2 of usable space, 2 outdoor parking spaces, 6 south-facing balconies and a 124m2 south-facing terrace with sea views.

The house has a rd. 50m2 kitchen, two large dining rooms for about 15 tables with sea views, a reception, a bar, a warehouse, a laundry / ironing room and staff rooms on the ground floor. On the first floor there are 6 rooms with south and 4 rooms with north view. The 6 south-facing rooms each have a private bathroom with shower. For the other 4 rooms there are two separate washrooms with shower cubicles and toilets.

The statics of the house is designed for at least two more floors and a pitched roof. For example, the house can be used as a hotel or pension or converted into several (holiday) apartments. Plans to expand to a larger hotel are available. Add to that the original plans of 1967 and extensive architectural plans of 2018.

The property stands on a 2.544m2 large - largely fenced - property. In the 1.230m2 garden with sea views and 2 access points to the beach are 10 shady pine trees and a cypress. Furthermore, there are several olive trees on the back of the property. This part of the property, with its size of around 780m2, offers space for additional parking spaces.

The property is located on Lolic-Beach of Pirovac, the city center is a 10-minute walk away. The bay of Lolic Beach is a pure bay.

In the neighboring bay (7 minutes walk over the beach) is the 2017 opened Marina. It offers space for around 200 ships. The national parks Kornati and Krka can be reached from there on day trips by sea.

In the center of Pirovac are several restaurants, cafes, supermarkets, a large market, apartments, apartments, banks, a post office, a pharmacy, a doctor's office, etc. Pirovac is located 10 kilometers northwest of the popular resort of Vodice, one of the most popular tourist destinations on the Dalmatian coast.

The airports of Zadar and Split can be reached within 45 and 60 minutes by car. Krka National Park can also be reached in under an hour by car.

The tour of the property is possible by prior agreement and reservation of the terms (minimum two days in advance). Please contact the property code (ID Real Estate) by phone. We look forward to your call.

Šibenik

The oldest self-emerging Croatian city on the Adriatic, it is located in the most protected natural harbor, on the central part of the Croatian Adriatic coast, in the picturesque, divided bay into which the Krka flows, one of the most beautiful karst rivers in Croatia. With more than 40 000 inhabitants, Šibenik today is the capital city and cultural, educational, administrative and economic centre of Šibenik-Knin County.

In the old part of the city, that surrounds the Cathedral, the houses are of stone and compacted while the streets are narrow and winding with numerous steps and vaulted passageways. Small squares and numerous cultural-historic monuments (the Central City Square, the City Hall, the Prince’s Palace), four forts (St. Nicholas, St. Michael, Šubićevac and St. John) that surround the city, are testament to the rich past of this city.

Šibenik is adorned with well-known national parks that are close by: NP Krka – is Croatia’s seventh national park, with its seven travertine waterfalls. Krka is a natural and karst phenomenon; NP Kornati – consists of a separate and, by many things, known group of islands called Kornati. The tourist offerings in the city of Šibenik provide excursions to farm homesteads in conjunction with rural tourism; the Falconing centre - the only centre in which various types of predatory birds can be seen; Bungee jumping from the Šibenik bridge; diving, sailing, paintball, hiking, cycling…

A rich gastronomic selection offers all traditional specialties of Dalmatia: crab and mussel stews, stewed vegetables, meat or seafood risottos, bean stews, superb fish or meat soups and the unavoidable chard as a universal side dish to almost all foods. Traditional deserts that can be found in the Šibenik kitchen include rožata (a sort of crème brulee), fritule (fritters) and kroštule (deep fried dough).

The city of Šibenik has another name – the City of Children, because for over 50 years in a row it has been the host of a children’s event in Croatia that has an international character, the International Children’s Festival, for which it is known worldwide.
